Hi, I am so glad that I have found this site, and we need some advice. We purchased our home, newly built 18 months ago, and have numerous concerns about our kitchen (as well as the rest of the house!!!), and we have got the NHBC involved. The issues that we have are 1. Should an Extractor Hood be tiled behind (leaving gaps at the narrowest points where the tiler couldn’t get in 2. The Kitchen and utility room sinks do not sit flush to the worktop, with some parts being 4-5 mm above the worktop showing some type of sealant underneath. The builders comments were, well if you want a sink to sit flush looks like you will have to buy a new one then!!! It seams that the NHBC agree with him (at the moment) 3. The tiling is of poor standard and I wish I could attach pictures here. The tiler did not like cutting tiles it appears. The spacing between the tiles varies along the length to make sure he lays complete tiles, especially under the window. Even with this we have a gap of @>1cm at each corner (it is an enclosed L – no open ends). He has done something simular in the utility, however has brought the tiles past the end of the worktop, and then the silver edging strip starts in mid air (or mid wall). Also, the exposed tiling not under the wallunits actually run below the bottom cornice of the units, stepping up behind the cornice – obviously the tiler did not want to remove the cornice and trim it to fit. Along with the builder fitting the black marble effect bushboard worktops (one of which was damaged but he denies and the NHBC have sided with him) which are a pig to maintain, we are faced with the replacement of the worktops and sinks (2 * 4m and one 3m) and several square meters of tiles to give our home the standard of kitchen it deserves. Would it be possible for you to give an opinion on the above points. Cheers Steve |

Steve, It’s always difficult to determine standard of work without actually seeing it and what you convey certainly seems you have a valid cause for complaint. can you provide further detail. If tiling was your preference then the order of works should have been such that the elevation to which it will be fitted is tiled prior to fitting the appliance and not after. and depends on the type of sink used. Certain sinks employ a waterproof foam strip seal that does appear visible even when the clips below are fixed and it may be that this is the type you speak of. be sub standard and should be rectified by the builders. refused to move in unless this work was first rectified and I suggest you might now look to an independent assessor if the builder refuses your demands. Hi Tim thanks for the reply you have posted. If you don’t mind, I will send you some photographs – will take them with my phone so they will be smaller. The sink will be hard to capture – in fact, here is a link http://www.photobox.co.uk/album/2762978 that has them on – not the gaps which I will send seperate. As for not moving in, unfortunately we were moving from 200 miles away and the kitchen tiling etc was finished in the last 3 weeks from our previous visit. This is something that I think the builder took advantage off. Cheers Steve |
